Home and Income Opportunity in Mangere

Pukaki Creek is a neighbourhood nestled between the Western suburbs of Mangere Bridge and Ihumatao to the West and Papatoetoe to the East. Included in the neighbourhood are popular subdivisions including Peninsula Park and the more recent Naylor's Drive Subdivsion both from farm land subsequent to the state housing boom of the 1960s that created Mangere Town Centre.  The Naylors Drive subdivision was the first large scale residential development on commercial land under the Manukau Operative District Plan 2002. The resource consent allows for residential activities but the wording in the conditions and referred to in the Certificate of Title may soon become ambiguous with the new Auckland Unitary Plan currently being drafted.  Land that is zoned Business 5 is considered ideal for light manufacturing and distribution and accordingly there are many employment opportunities thanks to a stream of steady district plane changes, including the Mangere Gateway plan (increased release of commercially zoned land under Plan Change 14), and the Mangere Town Centre urban revitalisation plan (Plan Change 26) which will transform Mangere into a cultural Mecca for future generations.
Future Development Zones now on-line
Rural views will still be enjoyable from Naylors Drive properties into the future but with the added bonus of 2 motorways, an aggresively expanding commercial base around the airport and in the next 5 years a rail link and increased tourism development activity.
The expanding Auckland Airport industrial land and Major Len Brown's promise of an Airport Rail Link mean that land in this area is already subject to speculative pressures. Rural land is now locked up in deals with the City Council to buffer the Airport and local residents from reverse sensitivity issues resulting from Airport noise. This site is perfect for a mix of work and life. Click here for photos and information about residential living
The site in question was purchased by the now vendor who was extensvely involved in the construction managent, including:
  1. inspecting building quality,
  2. observing construction activity
  3. installing network cabling, a monitored burglar alarm and home entertainment system cabling in the ceiling and walls.
Since CCC was issued several improvements have taken place that are not on the plans, including: Moisture sealing of tandem garage (suitable for habitable use)
    • Installation of shelving facilities for home business purposes
    • Home extension of a paved awning (15mnegating the need for building consent)
    • Polished rimu hardwood flooring in lower office and dining/living area
    • curtains, dishwasher, pantry and other chattels

As well as plentiful leisure opportunities from the extensive network of parks (Otuataua Stonefields, Mangere Mountain, Te Arawa National walkway) the local Mangere Markets each Saturday and an evenning cafe scene in Mangere Bridge make this a great place to live and work.

Because the home is fitted out with network cabling and an overhead projector and ceiling speakers the building would suit a mix of residential and commercial use. With a downstairs office, and an upstairs Family room there is an opportunity for a long-term lease arrangement to be entered and a small business to set up shop and live separating your business and private life to employees and customers. We have done some numbers on this page to help those who are looking for a return of between 8 and 22% depending on your debt/equity ratio. If you are considering investing in property and have $115K to invest 22% is a fantastic annual return.

Looking for a building that is ready to go?
The vendor is currently in a flexible position and is willing to provide the lease at a residential market rent and as a bonus for signing up to a lease for 3 or more years a refit budgetcan be negotiated.
