We are putting our beloved home on the market and want to try for a private sale. We observed the home being built of solid construction having monitored the construction project from the time the roof was put on the house right up until CCC was issued (Certificate of (Building) Code Compliance, see here for documentation). The home is located on a rural fringe and has devine views of Pukaki Creek and Puhinui Reserve and enjoys wildlife and natural splendor from the nearby Pukaki Craters, Ihumatao and the National Walkway (Te Arawa) and Puketutu Island and Mangere Mountain. - fencing in place for babies (indoors) and animals (outdoors)
- edible garden and fruit trees (passionfruit, mandarin, grapefruit, avocado and Feijoa)
- Paved veranda area with plenty of outdoor seating areas
- utility and storage facilities built into tandem garage space.
As well as the above improvements we are about to convert the upstairs family room into a 4th bedroom which will increase the rental value. Depending on your tax position and the amount of equity you have this would be a good first second house investment looking to benefit from potential capital gains under the Auckland Plan.

Your property looks good mate but your area is a sh*t hole - bluntly put. I did a drive by and automatically did not feel safe. I have now bought at Mangere Bridge. You should cut your losses and sell it even below GV. I paid $439K for my house at a much, much better area and stand alone house - not a duplex. You'd be really lucky to flick it at $350 or $360. Markets pumping right now - but not at your end of Auckland. All the best.
