Auckland Gateway Residential Property Opportunity: Mangere Bridge/Airport

After 5 years of hard work making this property our little paradise we are now wanting to move closer to our new jobs. We purchased this property off the plans and moved into the home in July 2006. Being involved in the construction project since the roof was put on we were able to ensure that this house was built well. The house and garden are now ready for a new owner.

The Back Yard

A 42" flat screen panel is attached to the wall for awesome digital entertainment.

About the Neighbourhood
Mangere Bridge/Airport is a recent residential subdivision inbetween Mangere Bridge township (North), the Airport (South), Ihumatao (West) and Pukaki (East towards Papatoetoe). This area is identified in the draft Auckland Plan as a high growth area into the future with lots of commercial/industrial land awaiting the next economic boom. The site is accessible from the Kirkbride exit of the SH20 motorway and from the Massey Rd exit on the South Western. The new Airport Rail project will improve public transport to the area and is expected to substantially increase economic activity in this area

The vendors provide here copies of documents and resources that a potential buyer or leasee may be interested to read. They include:

  1. 2006 valuation report (of slighlty larger 5 bedroom fully-detached neighbour's unit.
  2. Certificate of title  and the Unit Title Plan
  3. Building Consent Plans (note that type A building plan details are available upon request)
  4. 2006 CCC for Building Consent (Certificate proving Building Code Compliance)
  5. Watercare/Manukau Water approval (for adding the additional bedroom that is currently being built)
  6. Auckland Council current rating database information
Having a keen interest and pride in Mangere they have also have available to interested parties extensive photos and planning documents relating to the subdivision and nearby land developments, including:
  • Watercare Mangere Water treatment Plant
  • Pukaki Marae
  • Makaurau / Ihumatao residential subdivision applications
  • Unsuccessful Living Earth biosolid disposal application

We are putting our beloved home on the market and want to try for a private sale. During construction we also did a bit of our own handy work, including:

Outstanding Natural Charachter
The home is located on a rural fringe and has devine views of Pukaki Creek and Puhinui Reserve and enjoys wildlife and natural splendor from the nearby Pukaki Craters, Ihumatao and the National Walkway (Te Arawa) and Puketutu Island and Mangere Mountain. Pukaki Creek is a neighbourhood nestled between the Western suburbs of Mangere Bridge and Ihumatao to the West and Papatoetoe to the East. Included in the neighbourhood are popular subdivisions including Peninsula Park and the more recent Naylor's Drive Subdivsion both from farm land subsequent to the state housing boom of the 1960s that created Mangere Town Centre.  The Naylors Drive subdivision was the first large scale residential development on commercial land under the Manukau Operative District Plan 2002. The resource consent allows for residential activities but the wording in the conditions and referred to in the Certificate of Title may soon become ambiguous with the new Auckland Unitary Plan currently being drafted.  Land that is zoned Business 5 is considered ideal for light manufacturing and distribution and accordingly there are many employment opportunities thanks to a stream of steady district plane changes, including the Mangere Gateway plan (increased release of commercially zoned land under Plan Change 14), and the Mangere Town Centre urban revitalisation plan (Plan Change 26) which will transform Mangere into a cultural Mecca for future generations.

Rural views will still be enjoyable from Naylors Drive properties into the future but with the added bonus of 2 motorways, an aggresively expanding commercial base around the airport and in the next 5 years a rail link and increased tourism development activity.
The expanding Auckland Airport industrial land and Major Len Brown's promise of an Airport Rail Link mean that land in this area is already subject to speculative pressures. Rural land is now locked up in deals with the City Council to buffer the Airport and local residents from reverse sensitivity issues resulting from Airport noise.
